introduction paragraph.
Instead of using the NCE or building plans to calculate costs, you will use actual bids from subcontractors.
- Get the bids
- Review the bids
- Need to get best and least expensive bid to keep costs down.
Criteria to look for in Bids
- What do subs need to formulate a bid?
- plans
- specs
- Expected scope
- Identify:
- what scope is included in the bids? Are the bids apples to apples?
- Is there a quality gap between bids?
- Are there scope gaps between bids? (scope gap = missing items from the bid that still need to be done)
- Alternates in the bid can cover the scope gaps
-
- break down the bids by line items. Some have crossover.
- Process for choosing bids.
- Bid levelling = using the lowest cost of each line item.
- find the best combination of line items to get the best overall subcontractor pricing
- Need to find more information in some cases regarding scope. (the zapp'd electrical bid says to call, but students get the information, but could we do an audio file with a voicemail and visual voicemail instead?)
